As in any legal document, the signature of the parties involved is very important. It is this part that validates the legal document along with the signature of several other people that play a vital role in the buying and selling of a real estate property.

In the case of a quit claim deed, normally most states require only the grantor and not necessarily the grantee to sign the document. Some states, however, require also the grantee to affix his signature.

Once the grantor has signed the deed, a notary public is also required to sign the document and stamp it. This is another step to make the deed valid. Keep in mind, however, that apart an attorney, state officials outside of the area where the property is located can also notarize the quit claim deed.

In most states, a deed of this type does not need to have the signatures of witnesses. Right now, only the states of Arkansas, Michigan, Ohio, Georgia, South Carolina and Vermont require witnesses to sign the deed in addition to the notary public. This will depend, though, on the country recorder of the state.

The usual process after the signing of the deed is it goes to the land records office known as the County Recorder’s Office in the country where the property exists. The name of the office may sometimes vary from state to state. In other states, it can be called the Register of Deeds or Land Registry Office.
